朱禧（王晶 饰）是一名大厦保安，在舅舅范景周（冯淬帆 饰）手下干活。某日，他意外的目睹了秘书裘蒂（徐淑媛 饰）被鬼上身色诱老板的场景。又惊又怕的朱禧将这一切告诉了女友（王祖贤 饰），两人伙同范景周找到了法力高强的女法师（高丽虹 饰），希望她能够降妖除魔?！ ?#22260;绕着大厦的周边和历史，三人展开了缜密的调查，原来，大厦的旧址是日本军营，曾经的日军队长化身为如今的鬼王，想要借大开杀戒来雪战败之耻。朱禧的女友的哥哥（陈惠敏 饰）被鬼王捉入了阴间，之后，他托梦给妹妹，让她千万要小心。有了这条线索，女法师想出了一个计谋，能够将鬼王一举消灭。
